Inland failures are gradual. Nothing gets torn off - it just quietly stops holding.
Repair calls here look different from the lakeshore ones, and the difference is the absence of drama. Sheboygan and Manitowoc produce sudden damage - a snow slab lets go and takes a run with it. Plymouth produces slow damage, and slow damage gets ignored for years.
The mechanism is freeze-thaw cycling. Without the lake to hold the temperature steady, this town crosses freezing far more often through the winter than the shoreline does. Each crossing expands whatever water is in the trough and at the fixings by a fraction, and works the bracket a fraction looser. No single cycle does anything. A hundred of them a winter, over a decade, does plenty.
| Job | Typical Price |
|---|---|
| Reseal seam or minor section | $160 - $240 |
| Re-hang sagging section | $220 - $400 |
| Downspout reattach or extend | $120 - $220 |
Three things, in order. Brackets that have loosened enough that the run has lost its pitch, so water stands in the middle instead of moving to the outlet. Seams that have opened a hairline and weep rather than drip. And downspout straps backing out of the siding, which is why so many downspouts here are hanging free at the bottom.
None of it is urgent in any given week, which is exactly the problem: standing water in a run that has lost its pitch is what turns a $220 re-hang into a fascia replacement. On the century-old stock around the square and Eastern Avenue, where the original narrow-profile gutter is often still in place, that progression is the single most common expensive outcome we see.
Reseal $160-$240. Re-hang and repitch a sagging run $220-$400. Downspout reattach $120-$220.
It is the early warning. It means the run has lost its pitch, usually from loosened brackets, and standing water is heavy - it accelerates everything else. Repitching at that stage is inexpensive. Left alone it becomes a fascia job.
Seams open a hairline under repeated freeze-thaw and weep rather than drip properly. It is the most common repair we do in Plymouth and it is at the cheap end - a reseal, not a replacement.
